What's a motivated seller to do? I am so confused. I have been trying and trying to sell my home for month’s now without success. I have tried both selling By Owner and with a Realtor as well, but to no avail. What am I doing wrong? - "A Motivated Seller"

Dear Motivated Seller,

Believe me, I understand your frustration. I receive calls each and every week with similar concerns. To begin with, remember that “By Owner” selling today is more challenging than ever, as you are competing against not only a saturated market of other home sellers, but also a force of trained, full time professional realtors. However, when working with a Realtor, it is important to understand that as a seller you only control 3 things about your home; Condition, Exposure and Price. Buyers and the Market as a whole effect your potential sale in many ways that are beyond your control, such as; the number of comparable Homes available you are competing against, buyers whom make multiple offers and the motivation of agent’s motivation to bring a buyer to your property. Believe me, the list goes on and on. My advice to you is to team up with a realtor with a proven sales history (especially in the last 3 years), the experience that comes with succeeding in a market where 7 out of 10 homes is in financial distress and the knowledge of how to get the job done! Make sure your home is in the BEST condition it can be in, from the driveway to the kitchen. Next, make sure it has market exposure in the Top 5 venues of advertising, while remembering that 9 out of 10 homes sell directly from the Multiple Listing Services. PS – You will want to be listed on BOTH the Broward and Palm Beach MLS. Fiinally, be sure your home offers the most value at the best price and demand frequent progress reports and reviews with your realtor.

What’s happening in your market?

"Home Buyers Nationwide Are Starting to Notice Palm Beach and Broward Counties"

It seems that South Florida is getting a little love across the country. San Francisco-based real estate firm Trulia.com recently reported that Palm Beach and Broward counties are seeing big jumps in the number of searches on its Web site -- an indication, presumably, that free-falling home prices during the past three years are getting would-be buyers' attention. Searches for real estate opportunities in Fort Lauderdale increased 202 percent from February 2008 to February 2009. The city ranks sixth nationwide in the biggest year-over-year percentage increases. West Palm Beach searches jumped 62 percent, giving the city a national ranking of No. 71. Miami is ranked third, with its searches more than tripling (357 percent). Fort Myers and Cape Coral, the epicenter of the housing bust, had the two largest percentage increases -- 430 percent and 401 percent, respectively. - Sun Sentinel
